To assist you in deciding for yourself the right offering price for your home, I will conduct a thorough free market analysis. I will compare your property to properties that are currently for sale in your neighborhood  as well as recently-sold properties. I will then provide you with my opinion of the “fair market value” of your property.

Preparing Your Home to Sell
I will give you advice on preparing your home to give it the competitive edge. I will provide referrals to reputable businesses and services. Here are some tips to get you started.

Promoting and Advertising Your Home
Your property will be listed with the Multiple Listing Service (MLS). It will also be advertised in local magazines and various Internet sites such as. I will also create highlight sheets, flyers, and/or brochures. I will conduct Open Houses if appropriate.

Honest Communication
Honesty is very important to me. I will be in touch with you regularly to keep you updated about current market conditions and to provide you with showing feedback and comments. I will suggest marketing enhancements when appropriate.

When an Offer is Presented
When an offer is made, I will help you and/or your attorney to review the terms and conditions and the purchaser’s qualifications. I will make recommendations for counter offer and anything else that will help you with your response to the prospective buyer.

Preparing for Closing
I will coordinate inspections, appraisal, final walk-through, and closing. I will make sure that everything goes smoothly so that you will be worry-free!

Assessing your Needs
I will ask you lots of questions to make sure that I understand your needs. Without this step, your house hunting can result in endless headaches. I will use my experience and knowledge of the market trend, school districts, and neighborhoods to make sure that your new home will meet your needs.

Arrange Showings
I am available to show properties in the evenings and on weekends. You can look at just one property or as many as you wish in one day. I allocate about an hour per property to allow leisurely tour of the homes. I recommend second and sometimes third showings before making a final decision.

Offer and Negotiation
I will provide guidance when you are ready to make an offer. I will prepare all the necessary paperwork and submit the offer in a timely manner. Chances are likely that the seller will counter offer. I will do everything in my power to make sure that you get the house you want at a price you can afford.

Behind the Scenes
During the process I will be working behind the scenes to make sure that you have a smooth and successful closing.  I am here for you every step of the way.  While your excitement builds as you look forward to your new home purchase, I will track the closing details and keep on top of all the necessary steps to get you to the closing table.
